Additional Property information:
~There is a foundation in place in the lower NE corner of the property designed for a 3BR home (building permit has expired). This was inspected in the spring and is perfectly sound, ready to be built on.

~A water well is on-site near the foundation - hasn't been used, but when it was put in in 2002 it had 12 gallons a minute and crystal clear - passed analysis easily.

~ septic & leech field has been designed and approved but never built. Bruno Associates in Woodstock, VT did the design work. A very simple installation because the ground percs so well. (permit has expired - would simply need to be reviewed/updated, re-perked & submitted)

~ Power is at the road. Fairly easy installation either overhead with a couple of poles or underground. Another alternative would be to go "off-grid" with solar...

~ Good, roughed-in drive that goes the perimeter of the property and around the lower clearing where the house lot and river access is.  At the top of the property near the road/entrance - the neighbor has a couple of barns, one of which - 1/2 will be removed to allow the total 30' easement for the driveway.  It's shown on the plat.

~ Currently, and for the past few years local farmers have tilled and grown produce in the front 8-9 acres... this year it's corn.  This also been a large, lovely pasture without agriculture - would be perfect for horses.  Abutting neighbor has at least one horse.

~ CT River is accessible by a sturdy, winding stairway that goes down to a deck overlooking the river.  We used to have a pontoon boat & canoes and the fishing is great.  The final ascent to the water is a 20' stairway from the deck.
There's also a pair of nesting Bald Eagles nearby.
